Domestic EPC's

An Energy Performance Certificate detailing the efficiency of the dwelling. This is a legal requirement when selling, renting or joining some schemes related to solar panels or boilers. The certificate shows the costs of gas and electric and any available government schemes for insulation.

 

 

Commercial EPC's

An Energy Performance Certificate for a Commercial dwelling. This is a legal requirement and the certificate must be displayed.

 

 

Floorplans

A floorplan is a visual image of a property detailing the layout and measurements. This is known to increase the chances of a sale. We offer our floorplans in 2D and 3D.

 

 

Inventory Reports

An inventory report is a summary of items belonging to a business, industry, organisation or home. It provides a comprehensive account of the stock or supply of various items. This is a great safeguard for the landlord and tenant. It will make it easier when the contract comes to an end and the deposit is due to be returned. Our detailed reports inlude photos, metre readings and fire safety in conjuction with the regulations. We offer check in's, check out's and interim reports.

 

 

Legionella Risk Assesments

There is a legal duty under the Health and Safety at Work  Act 1974 that stipulates landlords have to assess and control the risk of exposure to legionella bacteria. This is done by testing water systems in a property such as cold water storage tanks. You may be competent to carry out the assessment yourself but, if not, you should call on help and advice from an outside source who are specially trained and competent. We produce a detailed report including pictures and rate each water system a low, medium or high risk.

 

 

Smoke Alarm & Carbon Monoxide Certificates

Private sector landlords are required from 1 October 2015 to have at least one smoke alarm installed on every storey of their properties and a carbon monoxide alarm in any room containing a solid fuel burning appliance eg. a coal fire, wood burning stove. After that, the landlord must make sure the alarms are in working order at the start of each new tenancy.

The requirements will be enforced by local authorities who can impose a fine of up to £5,000 where a landlord fails to comply with a remedial notice.

We can make it easier for you and produce a certificate for your own records showing that the law has been complied with and dates of testing.

 

 

Gas Safe Certificates

By law, under the Gas Safety (Installation and Use) Regulations 1998, it's your responsibility to get a Gas Safety Certificate every twelve months. You must get this from a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property.

Electrical Services

Portable appliance testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use. Most electrical safety defects can be found by visual examination but some types of defect can only be found by testing. As a landlord you have a legal requirement as an employer to tenants to test your appliances.

Electrical Installation Condition Reports (formerly known as Periodic Inspection Reports and also referred to as Fixed Wiring)
 
Electrical installations degrade over time. For example, switches and sockets can sustain damage, cables deteriorate, infrastructure, connections can also become loose – in fact, this is frequently visually noticed during our PAT Testing inspections and we ensure that our clients are notified of this completely free of charge. The severity of degradation is even more marked in installations where adverse elements are involved, i.e. corrosive chemicals, construction waste, extreme temperatures or poor maintenance on the part of tenants or landlord. To maximize the safety of the user(s), it is imperative that every installation is periodically inspected and tested as recommended by BS 7671: 2008 (Regulation 135.1). The Electricity at Work Regulation (1989) Regulation 4 (2) states: “As may be necessary to prevent danger, all systems shall be maintained so as to prevent danger, so far as reasonably practicable such danger.”
Although, there is no current legislation which stipulates that you must be in possession of an Electrical Installation Condition Report, from a liability and safety perspective it is advisable
